This month, two major pieces were published that illustrate the complex conversation surrounding our industry in Arizona. As a host, it is vital to understand both the political climate and the facts on the ground.

1. The Political Narrative: Tourism vs. Housing

Ten mayors from across rural Arizona—including Sedona, Flagstaff, and Prescott—recently co-signed an op-ed in the Arizona Capitol Times. While they acknowledge that “tourism is our lifeblood,” they are concerned about the “neighborless neighbor” effect and the impact of investor-owned properties on housing for local teachers and first responders. They are calling for more local empowerment to regulate the density of short-term rentals.

2. The Data-Driven Reality: STRs are an “Easy Villain.”

At the same time, a new report from the Common Sense Institute (CSI), featured on Realtor.com, tells a different story. The data shows that Arizona’s 57,000 STRs aren’t the primary cause of the housing crisis. In fact:

  • The “Vacation Home” Shift: Since 2010, STR growth has almost exactly mirrored the decline in traditional “vacation homes.” These properties were already off the full-time market long before Airbnb took off.
  • The Real Culprit: The report points to a decade-long collapse in homebuilding after the Great Recession as the true driver of rising prices.
